a stove, fridge, dishwasher small in size, pre owned...and all I have to do is get some floor tile for the kitchen and bathroom...paint outside and inside and the rest is downhill...

craigslist is the way to go....but I'm thinking hardwood floors, floor tiles or cheap carpet with a good pad...

 chain link fence, and a shed for the lawnmower....

then I can relax a bit....maybe...

do want to put in a attic fan in  also so the a/c and furnace don't have to work so hard in the summer months... it was murder I tell ya... the southern heat is awful... and the window fan and AC just didn't do it for me....

I'm going as cheap as I can go considering I want to flip this place....already got the gutters but considering putting a roof on too.... do it yourself is the way to go.... I'm not sick in Memphis it's just when I get back here all hell breaks loose... go figure...
